Rental conditions
K. Inc. in Kyoto is a legally registered entity in Japan,
operating under the registration number 2130001076727.
RENT
-
￥300,000-/month
30 consecutive days, in accordance with Japanese laws and regulations.
The rent includes electricity, gas, water, high speed internet and the basic cleaning fee after move out.

Security deposit: ￥50,000-

Note: If the utility bill exceeds ￥30,000 in any given month, the excess will be charged to the security deposit along with any additional cleaning costs.
LINEN, BEDDING and AMENITIES

The apartment includes one double bed, one single bed with mattresses and one set of Futon. Beds are not made.

Quilts, pillows, towels, and sheets can be provided. Please inquire about this.

No amenities such as shampoo, body soap, etc are provided. Please bring your own.
RESERVATION PROCESS

Check the availability by contacting us.

Submission of the completed rental contract (Official Contract Form will be provided by us).

Submission of copies of ID documents (e.g. passport copies) for all tenants.

Payment of the security deposit upon invoice.
-
After submitting the contract form, the security deposit must be received within 7 days to confirm the reservation.
Important Notes:

All payments must be made via bank transfer (Tenants are responsible for any transfer fees).

Full rent must be paid no later than 15 days prior to the scheduled move-in date. Failure to pay by this deadline will result in automatic cancellation.
No changes to the move-in date are permitted within 15 days of the scheduled move-in.
CANCELLATION POLICY

Up to 32 days before move-in:
Cancellation Fee: None
Full refund of the security deposit

31 to 15 days before move-in:
Cancellation Fee: full security deposit

14 to 7 days before move-in:
Cancellation Fee: 50% of rent + full security deposit

6 days before move-in or no-show:
Cancellation Fee: 100% of rent + full security deposit.
(For reservations exceeding sixty (60) days, any rent paid for days beyond the sixtieth (60th) day shall be fully refunded)
CHECK-OUT PROCEDURE

A final inspection will be scheduled at the time of move-out to assess the condition of the apartment and its contents.

Any damage to the apartment or to the furniture, or excessive cleaning requirements due to tenant negligence, will be deducted from the security deposit.

The remaining balance of the security deposit will be refunded within 60 days of the move-out date.

For international tenants: The refund will be based on the yen exchange rate at the time of transfer. As such, the returned amount in foreign currencies may vary from the original payment.
Please note:
There is no elevator in the building.
If stairs may be an issue, you may want to consider a different place to stay.
